This was a construction take-out loan on a 322,000 square foot industrial building. Bonneville was able to overcome the project’s unique challenges and successfully fund the loan, while simultaneously exceeding the borrower’s expectations. The challenges included the property being located on a 50-year ground lease with the county, locking rate 5 months in advance while the building was in the beginning stages of construction, and the property being only 80% pre-leased at the time of rate lock.
